Trump’s Korean ties
Buddhists say that it takes 500 contacts in the past life to have an encounter in this life. U.S. Republican presidential candidate Donald Trump must have had a fateful connection with Korea as he had teamed up with a Korean company and made a fortune. Legendary American anchorman Walter Cronkite had sent a letter to President Kim Dae-jung to prevent this project.In September 1997, Daewoo Construction and Trump built Trump World Tower in Manhattan, the tallest residential building in the world at the time. The project was a great success, making 38.87 million dollars in seven months. Despite the premium price, Trump managed to sell 72 percent or 215 out of the 372 units in the building.
The controversial project had criticism and opposition. The building was built right in front of the United Nations Headquarters, on First Avenue in a posh residential neighborhood in the East Side. While it is 72 stories, each floor has high ceilings and the building is as high as a 90-story building. Walter Cronkite and locals protested the introduction of the skyscraper in the neighborhood with mostly low-rise buildings.
As Trump did not budge, Cronkite changed the strategy and pressured Daewoo Construction, rather than Trump, to stop the construction. So he sent a letter to President Kim to help the cause and interfere with the construction by Daewoo that may ruin the scenery.
However, the appeal did not work. The Korean government turned down the request as the government could not pressure private projects. And Trump World Tower was constructed as planned.
From the experience, Daewoo acknowledged the value of high-rise condominiums and built seven Trump World complexes in Korea to great success. Trump pocketed 7 million dollars in five years for offering the brand name and management know-how. Trump visited Korea two times, in 1998 and 1999.
Trump entered the real estate development business in the 1980s, and Japan was sweeping the global real estate business. Japanese companies used their cash power to purchase real estate in major cities, raising prices. Trump had struggled because of Japan’s influence, and he is said to still harbor bitter feelings toward Japan.
But Trump’s relationship with Korea is not so bad. Lately, Korean authorities are trying to understand Trump’s personal connections. It may not be a bad idea to trace the old friends he had made while doing business with Korea.

옷깃 한번 스치는 것도 500겁(생) 인연이 쌓여야 한다는 게 불교의 가르침이다. 이 믿음대로라면 파격의 미국 공화당 대선 후보 도널드 트럼프가 국내 기업과 손잡고 큰 돈을 번 것도 한국과의 인연이 작지 않기 때문일 게다. 게다가 전설적인 미 앵커 월터 크롱카이트가 이 사업을 막기 위해 김대중 대통령에게 편지까지 보냈으니 보통 인연이 아니다. 사연은 이렇다. 1997년 9월 대우건설과 트럼프는 뉴욕 맨해튼에 세계 최고층 주거용 건물 ‘트럼프 월드타워’를 함께 세웠다. 분양 7개월 만에 3887만 달러(460여억 원)를 벌 정도로 대성공이었다. 비싼 분양가에도 불구하고 트럼프의 수완 덕에 전체 372 채의 72%인 215 채를 팔아 치울 수 있었다. 하지만 곡절도 있었다. 문제의 건물은 고급 주택가로 유명한 맨해튼 동쪽 1번가 유엔본부 바로 앞에 세워졌다. 72층이지만 유달리 큰 층간 높이로 90층짜리 일반건물만큼 높았다. 이 때문에 나지막한 주택 일색인 이 지역 경관을 해친다며 크롱카이트 등 주민들이 공사 중단 소송까지 내며 반대했다. 그럼에도 트럼프가 들은 척도 않자 크롱카이트는 전략을 바꾼다. 트럼프 대신 대우건설에 압력을 넣어 공사를 막기로 한 것이다. 당시 김대중 대통령에게 "트럼프 월드타워가 유엔본부를 비롯한 근처 경관을 망치니 대우건설 공사를 막아달라"는 편지를 보낸 것도 이 때문이었다. 하지만 될 일이 아니었다. 당국은 “개인사업에 정부가 압력을 넣을 수 없다”는 이유로 요청을 무시한다. 이런 한국 정부의 무대응 덕에 공사는 무사히 끝날 수 있었다. 한편 대우건설은 이 사업을 통해 초고층 아파트의 가치를 깨닫고 국내에서 ‘트럼프월드’라는 주상복합 아파트를 7곳에 지어 성공한다. 트럼프는 대신 브랜드와 관리 노하우를 빌려주고 5년간 700만 달러 (80억 원)을 챙겼다.그가 1998·99년 두 차례 방한한 배경이다. 트럼프가 개발사업에 뛰어든 1980년대, 세계 부동산 시장에는 일본 광풍이 불었다. 현금다발로 무장한 일본 기업들은 미 대도시 부동산들을 닥치는 대로 사들여 값을 올렸다. 이 때문에 트럼프는 큰 애를 먹었으며 이게 일본과의 악연으로 작용했다고 한다. 반면 트럼프와 한국과의 인연은 결코 나쁘지 않다. 요즘 당국은 트럼프의 인맥조차 파악하지 못해 전전긍긍한다고 한다. 그렇다면 한국과의 옛 인연을 활용하는 것도 그리 나쁜 전략은 아닐 듯하다. 남정호 논설위원
