Beware the glass menagerie

A glass castle is an age-old fantasy. It is a castle that sparkles like a jewel in daylight. At night, the lights from inside radiate outside and brighten the surroundings. This used to only exist in the romantic fairytale world. But the fantasy has come true as glass-covered skyscrapers in our modern architecture. Now, glass buildings sparkle like gigantic jewels on the streets of metropolitan cities.

But such common structures no longer bring fantasy. The transparent towers shining in the sunlight, transparent at night, are more harmful than romantic. They cause discords among neighbors, and the fairy tales do not end so happily ever after. Recently, a glass tower is under trial for reflecting blindingly strong sunlight. NHN headquarters in Seongnam, Gyeonggi, has been brought to court by residents in the neighborhood. The Seongnam Branch of the Suwon District Court ordered the building owner to pay compensation to the neighbors who suffered from the reflecting light and to renovate the surface to reduce the glare.

A group of local residents in Haeundae, Busan brought a class action against a luxury hotel with floor-to-ceiling glass windows. At night, the hotel rooms can be seen from outside, and the people living near the hotel unintentionally witness inappropriate scenes. The glowing, transparent structures result in tremendous stress in reality, unlike the beautiful sights in the fantasy.

The glass towers also have low energy efficiency. The lack of insulation means a cold winter for the tenants, and windows bring in direct sunlight, creating a sizzling indoor climate. Research showed that all-glass buildings consume six times more energy than concrete structures. Lately, special glass materials were developed to effectively provide insulation and block heat from sunlight, but they are very expensive.

However, newly constructed structures are still made out of glass. I asked an architect about the choice of the material, and he said that not many materials are suitable for exterior of tall buildings: Bricks and stones are not economical, and concrete has aesthetic limits for skyscrapers. Glass is popular because it is modern, good-looking and high-tech. Also, glass exteriors require advanced technology, which allows the builder to show off technological excellence. The clean design also suits the eco-friendly trend.

It is truly a dilemma. The image is eco-friendly, but energy efficiency says otherwise. The appearance is transparent and clean, but it can be a nuisance for the neighbors. In fact, the glass structures are not the only ones whose reality and appearance are different in imagination and substance. Reality often betrays fantasy.

‘유리의 성’은 아주 오래된 판타지다. 낯엔 햇빛을 받아 보석처럼 빛나고 투명하며, 밤이면 그 안의 불빛이 남김없이 바깥까지 새어 나와 주위를 환하게 밝히는 성. 상상만으로도 로맨틱한 동화의 세상이다. 이 판타지는 현대 건축에 그대로 옮겨져 온통 유리로 뒤덮인 마천루로 모습을 드러냈다. 거대한 보석처럼 반짝이는 유리 건물들은 이제 어느 거리에서나 흔한 광경이 되었다.
하나 흔한 것은 더 이상 판타지가 아니다. 낯엔 반짝반짝 빛나고 밤엔 환한 불빛에 속이 투명하게 들여다보이는 유리건물은, 그러나 현실이 되자 ‘민폐’로 돌변했다. 이로 인해 이웃 간엔 다툼이 벌어지고, 그 양상은 ‘잔혹동화’가 따로 없다. 유리건물은 이웃을 눈부시게 한 죄에 대해 ‘문초’를 당했다. 경기도 성남시 정자동에 있는 NHN 사옥 유리건물은 그 이웃들에 의해 심판대에 올려졌다. 수원지법 성남지원은 이 건물에 대해 그 반사광으로 눈부심 피해를 입은 이웃 주민들에게 손해배상을 하고, 반짝이지 않도록 조치하라고 판결했다.
부산 해운대의 6성급 호텔도 속이 들여다보인 죄로 이웃 주민들에게 집단소송을 당했다. 이웃들은 전면 유리로 적나라하게 들여다보이는 호텔 방 안에서 ‘포르노’가 라이브로 펼쳐지니 민망함에 몸서리치고, 미성년 자녀 단속에 애를 먹는다고 호소한다. 눈부시게 빛나는 것도, 꿈에 그리던 투명함도 알고 보니 현실에선 엄청나게 스트레스를 유발하는 상황이었던 거다.
유리건물의 천덕꾸러기 노릇은 여기에서 그치지 않는다. 겨울엔 단열이 안 돼 춥고 여름엔 뜨거운 직사광선을 끌어들여 더워서 냉난방 에너지 효율이 떨어진단다. 이 때문에 유리건물의 에너지 소비량은 콘크리트 벽체보다 6배 정도 높다는 조사도 있다. 물론 요즘엔 단열과 태양열 차단에 효과적인 특수 유리도 나왔지만 값이 무척 비싸단다.
그런데도 지금 거리에 새로 올라가는 건물들은 거의 유리다. 왜 유리냐고 건축가에게 물어봤다. 건축가 왈, 외벽 소재가 생각보다 많지 않단다. 벽돌과 돌은 경제성이 없고, 큰 건물을 올리려면 미적(美的)으로도 근사해야 하는데 콘크리트는 표현에 한계가 있고. 유리가 가장 현대적이고 고급스러운 첨단 소재여서 대세라고 했다. 또 고난이도 기술이 요구되는 유리 시공으로 기술적 우월성도 보여줄 수 있고, 그 투명하고 깨끗한 이미지가 요즘 친환경 트렌드에도 맞는단다.
참으로 딜레마다. 이미지는 친환경인데 에너지 효율을 따지면 반(反) 환경적이고, 겉모습은 맑고 투명한데 자칫하면 이웃에 ‘진상’ 노릇을 하니 말이다. 하기야 겉모습과 실상, 상상과 실제가 이렇게 서로 다른 것이 어디 유리건물뿐이겠는가. 현실은 판타지를 배반한다.
